Phu My Hung Overview 2026

Phu My Hung is Ho Chi Minh City's first and largest model urban township — a project that completely transformed what was once swampland on the southern edge of the city. After more than three decades of formation and growth, this urban district has become an ideal destination for both Vietnamese residents and the expatriate community living and working in Ho Chi Minh City. This article brings together the most up-to-date information on Phu My Hung as of 2026, covering its history, infrastructure, key sub-zones, and prospects for the near future.

30 Years of Development: A Brief History

The Phu My Hung project was launched in the early 1990s as a joint venture between Phu My Hung Development Corporation and Taiwanese investor Central Trading and Development Group (CT&D). On 2,600 hectares of wetland in what was then Nha Be District and District 7, planners designed an entirely new urban area from scratch: straight, wide roads, a modern drainage system, a high ratio of green space, and urban amenities planned in a coordinated way from the outset.

The 1993–2000 phase focused on building technical infrastructure and the first villa clusters. From 2000 to 2010, high-rise apartment blocks and shopping centres followed, attracting a wave of foreign professionals to settle here. The decade from 2010 to 2020 saw a boom in the premium segment — penthouses, branded residences, and riverfront villas. By 2026, Phu My Hung had built out the majority of its original master-plan area and was entering a phase of deepening development: upgrading amenities, reinvesting in infrastructure, and opening new sub-zones on the western fringe.

Infrastructure & Standout Amenities

Phu My Hung's greatest strength over other areas of the city is its coordinated amenity ecosystem, proven effective after many years of operation.

International Education: This area concentrates the highest number of international schools in Ho Chi Minh City, including RMIT University Vietnam, Saigon South International School (SSIS), British Vietnamese International School (BVIS), the International School of Ho Chi Minh City (ISHCMC), the Korean International School, and numerous campuses following IB and Cambridge curricula. This is the primary reason international families choose Phu My Hung as a long-term home.

Healthcare: FV Hospital (Franco-Vietnamese Hospital), located in the heart of the township, is a private medical facility meeting international standards, serving mainly expatriates and high-income Vietnamese residents. Nhan Dan 7 Hospital and specialist clinics also provide coverage across the area.

Retail & Commerce: SC VivoCity, Crescent Mall, and Lotte Mart form a shopping-and-entertainment belt that meets the diverse needs of residents. Commercial streets along Nguyen Luong Bang, Tan Phu, and Nguyen Van Linh also host many restaurants, cafés, and high-quality service chains.

Phu My Hung has the highest density of greenery and parks among urban districts in Ho Chi Minh City. Crescent Lake Park, flower gardens along many internal roads, and renovated canal-side promenades create an open living environment — a major plus for families with young children.

Key Sub-Zones Within Phu My Hung

Phu My Hung is not a uniform district — it is in fact a collection of sub-zones, each with its own price segment and lifestyle character.

Midtown (Phu My Hung Midtown): The most upscale sub-zone, concentrated near Nguyen Luong Bang Boulevard. Apartments here follow a contemporary design language, with premium internal amenities (infinity pool, sky garden, concierge services). Sale and rental prices sit at the top of the market.

The Panorama: Located along Dao Canal, well known for its open river views and open-plan layouts. Popular with foreign professionals thanks to its proximity to Crescent Mall and the distinctive waterfront scenery.

Scenic Valley: A sub-zone with high green density, predominantly villas and terraced townhouses. Well suited to larger families who want more space than a typical apartment offers.

Sunrise City & the Nguyen Huu Tho corridor: The gateway into Phu My Hung from District 1, with a high density of mid-range apartments. A popular choice for commuters looking to balance cost and convenience.

My Kim, My Giang, My Toan clusters: Older terraced townhouses and villas dating from the early development phases. Land prices here are stable and the residential community is long-established.

2026 Price Ranges (Illustrative Estimates)

The figures below are compiled estimates from the secondary market and reference transactions — not officially audited data. Actual ranges may vary considerably depending on the specific project and timing.

  • 1-bedroom apartment: ₫3.5 – 5 billion (depending on floor, view, and project)
  • 2-bedroom apartment: ₫5 – 9 billion (typically 55–100 m²)
  • Premium 3-bedroom apartment: ₫9 – 18 billion
  • Penthouse: ₫18 – 45 billion, depending on river view and floor area
  • Terraced villa: ₫15 – 35 billion
  • Detached canal-front villa: ₫35 – 80 billion and above

Rental prices range from ₫12–18 million/month for a 1-bedroom apartment to ₫25–50 million/month for a fully furnished 3-bedroom unit. Whole-house villa rentals typically run ₫60–120 million/month.

A Multinational Resident Community

One of Phu My Hung's most distinctive characteristics is its large international resident community. Based on estimates from apartment-building management units within the district, the proportion of foreign residents in some premium towers reaches 30–50% of total occupants.

The Korean community is the largest, with dedicated schools, supermarkets, restaurants, and medical services concentrated around Nguyen Luong Bang Street. The Japanese community also has its own association, school, and specialty restaurants. Taiwanese, Singaporean, American, and European residents also choose Phu My Hung for its consistently high quality of life and reasonable distance from District 1 (roughly 20–30 minutes by car in off-peak hours).

This cultural diversity generates stable year-round rental demand — an important factor for investors seeking sustainable rental income.

Outlook & Future Infrastructure

Two large infrastructure projects are being most closely tracked by real-estate investors in the Phu My Hung area:

Metro Line 4: The metro line planned to connect Thanh Xuan (District 12) and Hiep Phuoc Urban Zone (Nha Be), passing through several points in and around Phu My Hung. That said, the official timeline remains at the feasibility-study and capital-approval stage — the projected completion milestone is still some way off. Investors should follow official updates from the Ho Chi Minh City Urban Railway Management Board rather than relying on unofficial estimates.

Ben Luc – Long Thanh Expressway: Once complete, this expressway will significantly cut travel time between Phu My Hung and Long Thanh Airport, as well as provinces in the Mekong Delta, improving logistics connectivity and attracting additional investors from outside the city.

Beyond transport infrastructure, Phu My Hung Corporation is developing further sub-zones on the western edge of the district — smaller in scale than the early phases but still adding new housing supply to the market.

Having accompanied clients in this area since May 2023, I have observed that demand for both rental and purchase in Phu My Hung has remained quite stable — even during periods when the broader market slowed.
