When an expat family or foreign professional searches for a home in Ho Chi Minh City, the very first question is almost always: "Phu My Hung or Thao Dien?" Both are the city's most upscale residential areas, both host large international communities and infrastructure far above the city average. Yet they differ significantly in lifestyle, transport connectivity, national communities, and even the day-to-day "feel" of living there. This article does not aim to make the choice for you — it is here to help you understand the differences so you can make the decision that best fits your family's priorities.
1. Overview of the Two Areas
Phu My Hung (District 7) is a master-planned urban township developed by Phu My Hung Corporation from the late 1990s. Structured zoning, wide roads, tree-lined streets, and retention lakes dotted throughout the precinct create a living environment that feels close to a Western suburban city model. Phu My Hung sits roughly 8–12 km from District 1 via Nguyen Van Linh Boulevard and the Thu Thiem Tunnel.
Thao Dien (Thu Duc City, formerly District 2) is a premium residential enclave that grew organically along the Saigon River bank, mixing private-garden villas and townhouses with high-rise riverfront apartment projects. The streetscape is less formally planned than Phu My Hung — narrower roads, winding alleys, and a lively café-and-restaurant scene — but in return it sits much closer to District 1 (roughly 5–7 km via Saigon Bridge or the Thu Thiem Tunnel).
2. Comparing Rents and Sale Prices
These are illustrative market observations, not officially audited figures. Actual prices can vary considerably depending on the project, floor, orientation, and fit-out condition.
Apartment rents:
- Phu My Hung: 2-bedroom units typically range from 18–30 million VND/month. 3-bedroom units run 28–50 million VND/month. Townhouses and villas can reach 60–120 million VND/month.
- Thao Dien: 2-bedroom apartments generally start at 20–35 million VND/month. River-view units or apartments in premium projects such as The River, Masteri Thao Dien, or Diamond Island can reach 45–70 million VND/month. Private-garden villas typically range from 80–150 million VND/month.
Sale prices: Both areas fall in the premium segment. Illustrative estimates: apartments in Phu My Hung are around 60–120 million VND/m²; apartments in Thao Dien are around 70–150 million VND/m² (higher for riverfront projects). Sale prices tend to be higher in Thao Dien due to more limited land supply and the river-view premium.
Rents in both areas have risen noticeably over the 2023–2025 period as expat-community demand has grown. The figures above are for reference only — always verify current prices directly with an agent or landlord.
3. Amenities
Phu My Hung stands out for its integrated in-precinct amenities. Crescent Mall, SC VivoCity, Sense City, and AEON Mall are all within 2–5 km. FV Hospital (the Franco-Vietnamese hospital) is located right inside the precinct, alongside multiple international clinics. The retention lakes, Crescent Park, and the Half-Moon Lake provide relaxation space steps from home. Footpaths are wide, and several roads have dedicated cycling lanes.
Thao Dien has a more dispersed amenity mix, but it is rich in dining and lifestyle experiences: hundreds of restaurants, cafés, and riverside bars line Xuan Thuy and Nguyen Van Huong streets. Vincom Mega Mall Grand Park is nearby, and international supermarkets such as An Nam Gourmet are accessible. However, there is no international hospital within the precinct itself — you must travel to District 1 or District 7. Many small alleyways are pleasantly quiet, though they can become harder to navigate on foot during rush hour.
4. International Schools
This is usually the deciding factor for families with school-age children.
Phu My Hung has the highest concentration of international schools in Ho Chi Minh City: ISHCMC (International School Ho Chi Minh City), SSIS (Saigon South International School), BVIS Riverside (British Vietnamese International School), École Française de Saïgon, RMIT Vietnam, and others. Most of these schools are located within the precinct or just a few minutes away by car — a significant advantage for families with young children.
Thao Dien also has reputable international schools, including International School of Vietnam (ISV) and AIS (Australian International School), but the range of available curricula is narrower. Many families living in Thao Dien still send their children to schools in Phu My Hung, adding 20–30 minutes each way through the Thu Thiem Tunnel.
5. Commute Time to District 1
From Phu My Hung: Approximately 20–40 minutes during peak hours via Nguyen Huu Tho–Nguyen Tat Thanh roads. Congestion at the Nguyen Van Linh–Nguyen Huu Tho intersection can add another 10–20 minutes on weekdays. Metro Line 4 (scheduled completion 2027–2028) will link Phu My Hung directly to the city centre — a potential game-changer for this area.
From Thao Dien: Approximately 15–30 minutes via Saigon Bridge or the Thu Thiem Tunnel — closer in distance, though both the tunnel and the bridge can also be congested during peak hours. Metro Line 1 (Ben Thanh–Suoi Tien, currently in operation) has a station in Thao Dien (Thao Dien station), making commutes to District 1 considerably more convenient than before.
If your work is concentrated in District 1 or the CBD, Thao Dien has a location advantage. If schooling for your children and integrated amenities are the priority, Phu My Hung has a clearer edge.
6. Community and Lifestyle
Phu My Hung is home to the largest Korean and Japanese communities in Ho Chi Minh City — particularly around SSIS, BVIS, and the Korean supermarkets at Lotte Mart. You will find dozens of Korean, Japanese, Chinese, and French restaurants right within the precinct. The lifestyle is quiet, safe, and well-suited to families with children. Many expat community activities are held in the area, including running groups, cycling clubs, and school events.
Thao Dien attracts a predominantly Western community (British, Australian, American, French, German) and a younger cohort of expats who prefer a more dynamic lifestyle. There is a rich scene of fine-dining restaurants, wine bars, and rooftop venues with river views. Communities such as The Expat Social Club and Hash House Harriers are active in this area. The lifestyle leans toward vibrant urban living — better suited to young couples or single professionals.
7. Which Should You Choose?
There is no single right answer. Here are some pointers based on priorities:
- Families with school-age children: Phu My Hung — wide range of international schools, safe environment, amenities close to home.
- Couples or single professionals: Thao Dien — more dynamic, closer to District 1, abundant dining and entertainment options.
- Priority on Metro access right now: Thao Dien (Metro Line 1 is running). In the near future: Phu My Hung (Metro Line 4).
- Equal rental budget: Phu My Hung typically delivers a larger apartment or better fit-out for the same price point.
- Looking for a villa or garden home: Thao Dien has a wider selection of standalone villas, typically starting around 60–100 million VND/month.
In the end, I usually advise clients to visit both areas in person on a weekend morning — have a coffee in Thao Dien, then lunch at Crescent in Phu My Hung — before making any decision. The lived feel of a neighbourhood almost always matters more than any number on a spreadsheet.
